YOUR FOUNDATION: The foundation of a Brooks Homes Home has been engineered with a great deal of care. That is why careful maintenance is so important. Your foundation is a major factor in establishing your own preventive maintenance program for your home. For our part, we have been building homes with a post-tension slab for many years now and have found it to be the best adapted to the North Texas area sod. However, Eagleford Shale soils, which are what we primarily have here, can spell havoc for any foundation if it is not properly maintained. The basic soil structure is mainly made up of expansive clays. These clays will shift with the dramatic change in moisture content. It expands when excessive water is in the ground and contracts substantially when we have a dry spell. If the moisture under your new house is evenly distributed, there should be relatively few problems. It is when an imbalance between moist and parched dirt occurs that there can be problems. This uneven shifting can put stress against a certain area of your home and a crack can result. Soil engineers, who take samples to determine the soil makeup before Brooks Homes starts laying foundations, report that the greatest expansion comes when totally dry soil becomes saturated. That is why Brooks Homes uses the post tension slab foundation. Cables, which are covered with vinyl, are strategically placed in your concrete foundation. Tension is applied after the concrete has dried. The end result is that the post tension slab literally rolls with the soil’s volatility in imperceptible degrees. It is when the soil moves perceptibly that no technology can deal with the problem. This can happen no matter how carefully the concrete ingredients were designed, mixed and put into place. No matter how thoroughly the concrete was reinforced with steel. And no matter how many governmental requirements were exceeded. So the best recommendation we can make is to be sure to keep your ground moist through fight watering during the hot months. This will prevent total contraction of the soil from the foundation during this time. And in the event of a Texas "@y w@er", this sudden moisture change will not cause a violent shift when the soil under and around your foundation is drenched. Brooks Homes' lots should be graded in such a manner to allow excess water to be drained away from the foundation. Consequently, you do not want to alter this configuration by regradeing your yard. It is best not to add shrubbery to flower beds too close to the foundation, which could also create drainage complications. The final grade on your lot has been inspected by representative for Home/RWC of Texas and failure to maintain the grades and drainage patterns could void the insurance coverage provided through the Ten (10) Year Structural Warranty issued by Home/RWC Warranty.
However, if a soil shift
should occur, the movement might cause an uneven stress to occur. This in turn
could cause the foundation to move which might crack your Do not panic. It is a problem that is usually easy to rectify. Any major problem that is under warranty either through Brooks Homes or the Home/RWC Warranty Program will be serviced and corrected. Please be aware that cracks do not necessarily affect the strength of the structure of a home in any way and they and their results can be repaired. |
